Gentrification of the former working-class inner suburbs has occurred in the last twenty years, and most of the population growth is now in the suburbs, with a growth rate higher than that of the national average.

During this time, the population under working age will increase by 21% while the people of retirement age will grow by 30%. By 2050, an additional 210,000 people are expected to live in Geelong and its surrounding areas, 170,000 of which will be in the City of Greater Geelong. Unfortunately, more people are moving to the area to enjoy the coastal lifestyle, but the government has not kept up with the growth and soon the region will be dealing with traffic congestion and reduced services.
